There are neighborhoods in every city that people talk about — and then there are neighborhoods people actually move for. In Athens, that neighborhood is Five Points.
I've lived and worked in this city long enough to know what makes a location truly special, and Five Points delivers it every single time. Great food, genuine community, walkable sidewalks, and the kind of local businesses that make you feel like you're exactly where you're supposed to be. These are a few of my personal favorites — the places I send my clients to, the spots I return to myself, and the reason I tell anyone looking at a home here: trust me, you're going to love it.
01 — Condor Chocolates + Choco Coffee Roasters
Start your morning — or end your evening — at Condor, and you'll immediately understand why Five Points residents are so fiercely loyal to their neighborhood. Bean-to-bar chocolate crafted right here in Athens, alongside seriously good coffee, with red bistro tables spilling onto the sidewalk and a rotating case of handcrafted bonbons that change with the seasons. The Mayan, the Mocha, the Pecan Pie — honestly, there's no wrong choice. This is the kind of place you stop in for one thing and stay for an hour.
02 — Independent Bakery
That bright blue awning on the corner is a Five Points landmark for good reason. Independent Bakery turns out some of the best bread in Athens — rustic baguettes, levain loaves, ciabatta, epi — alongside pastries, cinnamon rolls, and scones that make a Saturday morning feel like a real occasion. It's the kind of bakery that reminds you why living walkable to something like this matters. Grab a loaf on your way home and consider it one of the great small pleasures of Five Points life.
03 — 5&10
If you're going to have one special-occasion restaurant in your neighborhood, it might as well be one of the best in the state. Hugh Acheson's flagship has been a cornerstone of Athens dining for years, and it earns that distinction every night. The dining room — warm candlelight, a working fireplace, white tablecloths, art on every wall — feels like the kind of place that belongs in a much larger city. The menu draws from Southern tradition and European technique in equal measure. I send out-of-town guests here without hesitation, and they always thank me afterward.
04 — Bar Bruno
Five Points needed a great cocktail bar, and Bar Bruno answered. With a marble bar top, globe pendant lights, woven rattan barstools, and a back bar stocked well enough to make a serious bartender jealous, this is the kind of neighborhood spot that feels effortlessly cool without trying too hard. Come for a perfectly made drink before dinner, or stay the whole evening. Either way, you'll leave wanting to come back.
05 — ZZ & Simone's
Tucked into the fabric of Five Points with a sophistication that feels right at home here, ZZ & Simone's brings a refined wine bar energy to the neighborhood. It's the kind of place you discover and immediately want to keep to yourself — intimate, thoughtfully curated, and exactly what a walkable neighborhood evening looks like when it's done well.
06 — Sadie's — A Girl's Shoppe
Shopping in Five Points is its own experience, and Sadie's is the reason. Flower-wallpapered walls, a chandelier, and racks full of the kind of colorful, curated pieces you won't find anywhere else in Athens. It's joyful in the best possible way — the kind of boutique that makes browsing feel like an event. Whether you're shopping for yourself or looking for a gift, Sadie's always delivers something worth taking home.
07 — ATH|BNB — The Rushmore
This one is a little different, and I love it for exactly that reason. ATH|BNB is a collection of beautifully designed short-term rentals right here in Five Points, and The Rushmore is their crown jewel. Think designer wallpaper, four-poster beds, layered textiles, and the kind of intentional interior design that makes you want to photograph every corner. If you have family or friends coming to town — for a game day, a graduation weekend, or just because Athens is worth visiting — The Rushmore is where you send them. It makes the neighborhood look the way it actually feels: special.
Five Points isn't a selling point I add to a listing. It's a way of life that sells itself — every morning coffee run, every dinner reservation, every spontaneous stop at the bakery on the way home. When my clients buy here, they're not just buying a house. They're buying into one of the best neighborhoods in the South.
